Illinois Lease Agreement Template This Illinois Lease Agreement ("Agreement") is entered into as of the ___ day of __________, 20__, (the "Effective Date") by and between ________________ ("Landlord") with a mailing address of ___________________________________, and ________________ ("Tenant(s)") with a mailing address of ___________________________________. This Agreement is subject to the Illinois Residential Landlord and Tenant Act and any other applicable state laws. The premises located at ___________________________________ (the "Premises") are to be leased on a ___-month term, beginning on __________, 20__, and ending on __________, 20__. The monthly rent shall be $__________, due on the first day of each month. Terms and Conditions Rent. The Tenant agrees to pay the Landlord a monthly rent of $__________ on the 1st day of each month, starting __________, 20__. If rent is not paid within five (5) days of the due date, a late fee of $__________ will be incurred. Security Deposit. Subletting. Subletting, assignment, or otherwise transferring this lease is not permitted without prior written consent from the Landlord, which shall not be unreasonably withheld. Governing Law. This Agreement shall be governed by and construed in accordance with the laws of the State of Illinois. Entire Agreement. This document and any attached addenda constitute the entire agreement between Landlord and Tenant. No verbal agreements or promises not contained herein shall be valid or binding.
